Haut Regard

The villa (renovated in 2022) is located in the "La Fare" district, against the woods high up on a hill. The spacious holiday villa for 8 people consists of 3 floors: Ground floor on pool level with living area and master bedroom. 1st floor: 2 bedrooms. Basement with flat with separate bedroom. Swimming pool renewed in 2023.

INTERIOR:
Ground floor:
The entrance to the villa is through the hall. The living room is spacious and bright with beautiful views over the valley and the village. There is a comfortable sitting area with wood-burning stove and an extendable dining table. There is enough seating for 8 people. Adjacent to the living room is the semi-open spacious kitchen (2022), with large induction hob, oven, dishwasher, microwave, American fridge and Nespresso machine. There is free WIFI, TV (with NL channels) and Chrome cast.
Bedroom 1 (master bedroom) with patio doors to the terrace. There is a double bed (160×200 cm) and it is air-conditioned. The bathroom is en-suite with a toilet, double sink, bathtub and nice walk-in shower. There is a guest toilet in the hallway.

1st floor:
Here are 2 bedrooms, both with a double bed with 2 mattresses (80×200 cm) and air conditioning. 1 bedroom has a very nice French sun terrace overlooking Carcès. On the 1st floor there is also a bathroom with shower, washbasin and toilet.

Flat:
The flat can be lived in separately or involved with the house. The entrance is both via the driveway and via a (lockable) door from the hall. It features a cosy terrace with views of the village and a cosy living room with sitting and dining area. The open kitchen is equipped with a gas hob, oven, dishwasher, microwave, fridge-freezer. There is free WIFI, TV (with NL channels) and Chromecast.
Here is also the 4th bedroom, with a double bed (160×200 cm) and a bathroom with shower and sink and a separate toilet.
The flat is ideal for a family with children who like to watch TV separately. Or for a family holiday together with grandparents or friends who occasionally want a quiet moment to themselves.
It also has a laundry room with washing machine and tumble dryer. And it has a high chair and cot.

EXTERIOR:
From the living room and master bedroom there is direct access to a large (covered) terrace with a veranda with a sitting-dining area.
The spacious terrace with swimming pool (12×5 m with Roman steps) offers a lot of privacy and has fantastic views over the valley and the village. Around the pool is a sun terrace with loungers and "chill corner" with a trendy lounge set.

In the open pool house is an outdoor kitchen with gas BBQ and hob. Real cooks and BBQ-ers can really indulge themselves here! In the pool house there is a dining area with comfortable chairs, here too you can enjoy the fantastic views.

On the property there is a carport suitable for two cars. Both parking spaces are equipped with charging points (sockets) so that electric cars and/or bicycles can be charged (6Kw). The villa is within walking distance of the picturesque village of Carcès where you will find the (weekly) market, shops, 3 bakeries, bars and restaurants. There are also sports facilities including petanque fields and tennis courts. The larger supermarket (Intermarché) is just outside the village, a 5-minute drive away.

Practicalities:
Bed linen must be taken compulsorily.
The towel package (incl pool towel) is an option.
Electricity is charged after meter readings are taken, this imv use of air conditioning and charging cars.
