Bastide la Tone

Bastide la Tone is a beautiful Provençal bastide with a living area of 185m2, for up to 8 people, within walking distance of the ancient, picturesque upper town of Les-Arcs-sur-Argens. The detached bastide stands on a private plot of 1100m2 and has stunning views over the green surroundings. There is a private 9x4m swimming pool. The bastide has 4 bedrooms and three bathrooms.

There is a lovely spacious living room and open kitchen with French doors to the covered terrace. Under the covered terrace next to the kitchen is a large dining table for 8 people and there is a gas barbecue to prepare a delicious summer meal.

To the left of the house there is an area of garden that is being replanted and is currently enclosed. We expect this to be finished after the summer of 2024. No works will take place during rental periods.

This comfortable 'en pierre' town villa is located about 500 metres from the lively centre of Les-Arcs, with its many cosy restaurants and bars. The villa is located in the historic part of the small town. Via a staircase with entrance gate at the front of the street, you reach the first floor, where you will find the spacious living room with an open kitchen. The open-plan kitchen is spacious and fully equipped. There is internet and a large smart TV.
A washing machine and tumble dryer are located in the utility room next to the living room. There is also a guest toilet here. From the living room, you can go through the cosy conservatory with lounge area, TV and air conditioning to the small garden with a terrace and the slightly lower pool. The pool has a depth of about 2 metres and is accessed via a metal staircase with two steps. The pool has no fence at the edge, so be careful if travelling with small children. Around the pool are sun loungers and an outdoor lounge set.

On the other side of the living room is a more spacious terrace at the front of the house. On this terrace is a large dining table and BBQ. The terraces are connected. In the living room there are stairs to the lower floor where there are 2 bedrooms. The bedroom with 2 single beds gives access to a spacious shower with washbasin. The other larger bedroom has a 200*180cm bed and air conditioning. Between the two bedrooms is a separate toilet, the bathroom has to be shared.

On the 1st floor there are 2 bedrooms and two bathrooms. The spacious master bedroom with a luxury box-spring bed has an 'open' bathroom and ensuite with bath and double washbasin. Doors to the left and right of the washbasin lead to the toilet and shower. The room also has ample closet space. The 'master' has air conditioning. The other bedroom has an ensuite bathroom with shower and single sink and there is a separate toilet.

Part of the villa has air conditioning (1 downstairs in the bedroom and 1 in the master bedroom) and the other rooms have fans. There is also air conditioning in the conservatory. The villa is quiet and offers a lot of privacy, even though it is located on the edge of town centre. The house has central heating, so it is also very suitable for the late season.
