Classification as 'Meublé de Tourisme'

You can have your house classified as Meublé de Tourisme.

This is an official status and it has the following benefits

  • An independent expert assesses your home for comfort and safety. The level of comfort is visualized by means of stars.
  • Your house has been visited by the French government. This gives the tenant a sense of security.
  • Your house will be included in the listsings of the Tourist Offices of your department. 
  • If you state the income from rental as additional income (almost in all cases if you are subject to tax outside of France), you will receive a deduction of 71% before tax instead of 50% without classification.
  • The tourist tax that is levied on your guests is generally lower than that of unclassified houses.

The cons

  • The hassle of applying, making an appointment with the inspection body and being there when the inspection takes place.
  • Costs. Depending on the department, an inspection costs approximately € 200.00.
  • Limited validity. The classification is valid for 5 years and must then be renewed or expired.

You can also interpret the disadvantages as advantages. As a result, the sign with the stars retains its value as a statute. Certainly for French tenants this status has added value.

Who does the inspection?

The inspections are carried out per department. Each department has a list of organizations that are entitled to carry out the inspection. This can also be Clé Vacances or Gites de France. If they carry out the inspection, you do not have to join them.

You can go for stars. Sometimes having a full-length mirror in the bathroom is the difference between 3 or 4 stars. Sometimes it is trifles or even seeming trifles that can make a big difference in the assessment. The requirements are stated point by point in an extensive document that you can view before the classification.

The rates of the Taxe de Séjour are in many cases synchronized with the number of stars: the more stars, the higher the rate (of course this is also visible in your rates). It does not matter fiscally for your income tax.

Décision de Classement

Once the inspection has taken place, you will receive a 'Décision de Classement'. This contains the details of the house and its owner, for how many people the accommodation is furnished, the number of stars and of course until when the classification is valid. In all cases, this is 5 years after the date of the inspection.

If you send us a scan or a photo of this 'Décision du Classement', as an attachment in an email to info @ gites.nl, we will process it.
We then show the status and the stars on the advertisement and adjust the levy for the tourist tax accordingly.
