The house
LEAST MINIMUM 2 WEEKLY RENTALS IN THE HIGH Season
Our house, in the summer months perhaps your holiday home "Grande Vigne" (2010) has a large private swimming pool. Holiday home "Grande Vigne" is located in a former vineyard against the southern slope in Cublac near Terrasson Lavilledieu. The property is located in the Dordogne/Correze/Lot triangle.
There are 3 bedrooms and 2 bathrooms/
A separate toilet in the hall.
You can walk directly from the living room to the very spacious tiled terrace (partly covered) and via stairs to the slightly lower pool.
The latter is deliberately done so you are not bothered by children jumping into the pool and you get splashed wet.
From the spacious living room and the terrace you have a unique and unobstructed view of medieval Terrasson and over the Vézère valley.
In the spacious south-facing garden you will find a swimming pool of 11 x 5.50 x 1.50, a covered terrace/outside kitchen, where you can sit until late at night, and also drink your drinks nicely chilled as there is a small fridge here. A fence has now been installed around the pool.
A canopy was also placed on the terrace by the house in spring 2016.
The spacious luxury kitchen is great for cooking, partly because the kitchen equipment is ample. Maybe even nice cooking courses?
On the other side of the house, you have a beautiful view of a small "castle" located on a large estate.
In the immediate vicinity, you can take lovely walks.

Complete spacious modern kitchen incl. induction hob, cooking pans for this, 1 ½ sink, extractor hood, dishwasher, combi microwave,(steam) oven, fridge-freezer and plenty of crockery, glassware, cutlery and cooking utensils.
As several tenants have reported, it is a joy to cook here, if you like that.

Your holiday home is situated in a quiet and friendly area, and with 5 minutes you are in the village of Cublac, where the baker can provide you with your daily pain, baquettes, croissants, etc. There are also a number of supermarkets in Terrasson, 5 km from the house, where you can do all your daily shopping.

In augustus 2021 twee weken met ons gezin hier geweest. Ruime woning (alles voorhanden) met een mooi terras en groot zwembad. Elke dag buiten kunnen eten met een prachtig uitzicht op het dal. In de omgeving zijn voldoende mooie stadjes te bezoeken. Omdat je een aantal km bij de snelweg zit kun je ook nog leuke activiteiten en plaatsen bezoeken die wat verder weg zijn. Al met al een fijne vakantie gehad!

1 week verbleven in dit prachtige huis samen met vrienden en Kids. Alles is hier aanwezig,prachtige volledig uitgeruste keuken,grote kamers met fantastische bedden,prima badkamers voor iedereen.Groot terras,tafel,stoelen,bbq en een fenomenaal uitzicht,groot zwembad met ligstoelen,parasols...
Grote kelder met tafeltennis.
Zeer goede ontvangst,vlotte,juiste en snelle communicatie met de eigenaars 👌

Is allemaal goed gekomen quaboeking, informatie met betrekking tot het huis en ontvangst etc.

Wat een schitterend gelegen huis ! wij hebben met ons gezin enorm genoten van een heerlijke vakantie. Het huis is buitengewoon mooi gelegen, in alle rust en met een schitterend uitzicht op het stadje Terrasson-Lavilledieu. Het huis is zeer schoon en heel mooi en praktisch ingericht. de bedden zijn uitstekend, de kamers lekker koel. De keuken is van alle gemakken voorzien. Het zwembad is groot en word elke week schoongemaakt. In de nabije omgeving is heel veel te doen, wij hadden aan 2 weken niet genoeg om alles te zien en te doen. De eigenaar is heel vriendelijk, goed te bereiken en zeer hulpvaardig. Wij huren elk jaar een vakantiehuis maar Grande Vigne heeft onze verwachtingen overtroffen.

Fijne huurders. Wilden zeer snel uit een ander huis vertrekken wat hen niet beviel.
Wij ook blij dat zij het hier fijn hebben gehad en zij blij waren met ons als verhuurder.

Restaurants, food & wine
If you want to eat out, you will find restaurants in both the old and the new part of Terrasson. From a Mac Donald's, a simple pizzeria, a takeaway "Thai" to Michelin Star Restaurant Hotel Chez Yoan.
Activities
There is a beautiful golf course in Brive. You can canoe on the Dordogne and Vezere, 15 km away is a beautiful recreational lake Lac du Causse. Here you can also fish (with license).
You can walk in the immediate vicinity and you can just go along the tourist office to get routes.
You can even rent the house with a group to give cooking-, painting courses, etc.

As we cannot bear any financial risk as a private provider, we will not return all or part of the rental fee under any circumstances. With a signed rental agreement, the entire rental sum must be paid. We recommend travel, cancellation and third-party insurance.
NO PETS ALLOWED AND NO SMOKING INDOORS.
it is possible to book a maximum of 4 persons, so a total maximum of 10 persons (including babies, toddlers, preschoolers, etc.), the holiday home is fully calculated. Then there will be a p/p/p/w/ price.

Formation of rental agreement
The rental agreement comes into effect after signing the contract and receiving the down payment.
Payment
Down payment 50% immediately after reservation. The remaining 50% must be credited to the landlord's bank account no later than 8 weeks before the date of arrival.
If the rental agreement is concluded within 8 weeks before departure, the entire rental / travel sum must be paid in full.
We recommend that the tenant(s) take out cancellation insurance.
Deposit
The tenant(s) is/are obliged to pay the deposit as indicated in the rental agreement.
Additional costs
Additional costs will be included in the rental agreement, which will also indicate where they have to be paid.
Information
The necessary information will be provided to the lessor by the lessee(s) and any travelling companion(s).
Travel documents
Travel documents will be sent to the lessee(s) at least 14 days before arrival at the accommodation.
Changes by tenant(s)
Changes must be notified in writing/by email. The landlord will check whether the change can be made to the rental agreement.
Obligations of the tenant(s)
1. The lessee(s) is/are obliged to comply with all instructions of the lessor. Tenant(s) is/are liable to the owner (lessor) for damage caused by them and must be in possession of third-party insurance.
2. Exceeding the maximum number of persons is not allowed. If there are more persons than stated in the agreement, they will be expelled immediately or access will be refused without any right to a refund.
Persons with all virtually the same age may not be allowed to rent.
3. Tenant(s) who cause such nuisance or hindrance, that a good performance of a stay in the rented accommodation can be hindered, can be excluded from continuation of the stay, without any right to restitution.
4. The tenant(s) agrees not to cause any nuisance to nearby residents.
5. The tenant and his party cannot derive any rights from renting the accommodation other than its use as a holiday rental object.
6. Subletting is not allowed.
7. The use of the accommodation, grounds, swimming pool, and other buildings is entirely at the risk and responsibility of the users and no responsibility can be accepted for injuries to the user(s) or visitor(s) as well as loss or damage to the user(s) or visitor(s) property.
8. No responsibility can be accepted for loss or damage to any vehicle and its contents.
9. Tenant(s) undertake at the end of the rental agreement to leave the house tidied up and everything whole, clean, in its original place and swept and broom cleaned.
This also applies to the kitchen inventory. Pleasant for the next tenant, who will then also have a good overview of the inventory.
If you are dissatisfied with the cleaning upon arrival, please report this to the manager the same day or the next morning at the latest. After that, advertising is no longer possible and cannot be checked.
Arrival and departure
Rentals run from Saturday to Saturday, unless otherwise agreed in writing with the landlord.
Arrival between 16.00 and 18.00 hours.
Departure before 10.00 hrs.
Liability
No claim can be made on the insurance of the lessor/owner. The lessor/owner cannot accept any liability or responsibility for damages and inconveniences in whatever form and due to whatever cause, caused to the tenant and his fellow travellers, who are in or near the rented accommodation. Under no circumstances can the liability of the landlord exceed the payment made by the tenant for the rental period.
Instructions and use of the villa will be sent approximately 14 days before the start of holidays.
Should any (electrical) appliance break down during your stay, there is no guarantee that it can be repaired or replaced immediately, therefore we do not accept any liability for this.
If, due to unforeseen circumstances in or around the house, problems arise making continuation of the rental impossible, only the remaining rent will be refunded.
