The house

  • Quiet, rural area with some agricultural activity

A converted winery with large garden and heated swimming pool, in the village of Paguignan, near Saint-Jean-de-Minervois. The house offers comfortable and spacious accommodation for seven persons. Three bedrooms, two bathrooms, heated swimming pool, terraces, garden, WiFi Internet access, bicycles available, sleeps 7.

The house is approached from the drive (space for three cars) at one end of the garden. As you walk up to the house, you'll notice the free-form swimming pool (10mt long) and the ancient olive tree beside it. The house is surrounded by terraces, so you can make the most of the outdoor living. The name of the house comes from the fact that it is built on the site of a Roman oppidum. From parts of the garden there are wonderful views over the countryside. There are many interesting walks and hikes in the immediate vicinity. Seven adult bicycles are available for guests free of charge. The owner lives next door and is able to cater lunches or dinners for you.

The front door leads into the living room, which is furnished with sofa and easy chairs, coffee table, Television, DVD player and a CD/radio/cassette player. The dining area is furnished with a large dining table and chairs, and a traditional buffet. The kitchen is fully equipped with gas cooker, electric oven, microwave oven, dishwasher and fridge/freezer, electric coffee maker, electric kettle, blender and toaster. From the kitchen, a door leads to the terrace at the front of the house, which is shaded by a grapevine covered pergola, and furnished with comfortable chairs for lounging and relaxing, and a dining table, chairs and sun umbrella.

The area between the house and the swimming pool is paved in a traditional way with river stones. Two large tables are set up, one on the terrace by the side of the house, which is pleasantly shaded, and another near the swimming pool. Sun loungers are available around the pool, allowing you to make the most of this tranquil and idyllic setting. A heat-pump allows the pool to be heated.

On the ground floor is the first of the three bedrooms. It is furnished with two single beds (90 x 200 cm), which can be placed together or apart. The mezzanine above is furnished with a further single bed. Adjacent is a bathroom with walk-in shower, marble wash hand basin, WC and washing machine. A door leads from this bathroom to the terrace and pool area.

Stairs lead from the kitchen to the first floor where two more bedrooms are located. The master bedroom is a vast room which overlooks the side of the house. It has a cool marble floor and the French door allows the sunlight to stream in. The king size bed can be split into two single beds. The second bedroom overlooks the front of the house. As in the master bedroom, the king size bed can be split into two single beds. Both bedrooms have access to the bathroom on this floor, which is equipped with a shower cabin, WC and wash hand basin.

L'Oppidum du Levant is located in the small village of Paguignan, between the villages of Saint-Jean-de-Minervois and Agel, and in easy striking distance from Saint-Chinian and Bize-Minervois. The ancient fortified village of Minerve is only 7km from Paguignan. A 10 minute drive gets you to the D5 which connects Beziers and Carcassonne.

Restaurants, food & wine

For food shopping the closest villages is Aigues Vives, about four minutes by car, where there is a grocery store, a bakery and a cooperative winery as well as restaurant (Chez Jeanette). Bize Minervois has a larger selection of shops, including a pharmacy and a post office. For supermarket shopping and outdoor markets, the villages of Saint-Chinian and Olonzac are both about 25 minutes from Paguignan by car. Brigitte at Restaurant L'Ecole in Saint-Jean de Minervois serves the most amazing cassoulet (book ahead), and the cooperative winery is famous for its sweet muscat wines!

Vineyards cover the area and many good wines can be found at reasonable prices!

Activities

Paguignan is well situated for exploring the surrounding area. The beaches of the Mediterranean sea are an easy drive away, as are the historic towns of Béziers and Narbonne. A little farther afield is the medieval fortress of Carcassonne, and the university town of Montpellier. Rich in Roman history, the area offers remnants of this epoch almost everywhere: the oppidum in Enserune, Amphoralis, the Roman pottery museum in Sallèles d'Aude, the Horreum Romanum in Narbonne, to mention just a few.

A 20% deposit guarantees the reservation; the balance is due eight weeks before arrival. A change of linen can be provided during your stay at cost. A security deposit to the value of €300 is required on arrival. Guests are asked not to smoke inside the house. Smoking is permitted on the terrace.
