The house
On the ground floor we find a sitting room (27 m2) with large fireplace, in which a wood stove is placed. Natural stone walls, old oak beams, an old évier (sink) and a door to the terrace. This room is furnished in antique style, with a large show-case, a mahogany chest of drawers, paintings, a leather 3-seater sofa and 3 armchairs. There is a flat screen TV with all Dutch channels. Behind this room, you come into a room (15 m2), which is used as a reading and music room. Here is a beautiful old cabinet and a piano, a 3-seater sofa and a bookcase filled with books, CDs and DVDs. Also here a door to the terrace.
Through a door you come into the corridor. Here is a built-in closet, used for eg hoover, cleaning stuff, etc. There may also hang coats.
Here is the door to the bathroom, with underfloor heating and with bath / shower and toilet. Also a sink and a cabinet for towels and toiletries.
In the corridor is also the door to the kitchen (31 m2), an L-shaped room.
First there is a dishwashing area with double sink and dishwasher. Here is the door to the outside, actually the main entrance to the house.
In the long leg of the L-shape is a dining table with 6 chairs and a display cabinet, where some of the crockery is. The kitchen has a tiled floor with electric underfloor heating. There is a professional 6-burner cooker with gas oven. Above it is a large stainless steel extractor hood. Next to it a cupboard with microwave, oven and 2 drawers for provisions. Furthermore, there is a new, large 2-door refrigerator with a large freezer compartment.
Against the back wall is a kitchen unit with double sink and upper cabinets for the glasses. Next to it is the washing machine. Finally, there is a large stainless steel pan rack, and opposite the cooker a work island with cutting board, drawers with cutlery, etc.
If you go up the stairs, you pass the door to the small attic. This consists of a large bedroom (5x6 m) with a double bed (1,60x2,00m) and two single beds (0,80x2,00m). Furthermore, a bathroom with a washbasin and walk-in shower. Also a hall with a cupboard with shelves.
A cosy place with old oak beams and beautiful wooden floors.
On the first floor you come first in the corridor. There is a small desk. Here you will find spare lamps, among other things.
Then there is a bathroom with shower, sink and toilet.
Next to it the small bedroom (12 m2), with a double bed (1.60x2.00m), an old closet, large mirrors and an armchair.
Then there is the large bedroom (19 m2). This is very atmospheric, with a beamed ceiling, a double bed (1.60x2.00m), two closets, Persian carpets, a large antique mirror and an old fireplace (not in use).
The whole house is air-conditioned.
Above the 1st floor there is a large attic, but this is not available and used for storage.
In the new barn there is garden furniture, barbecue, ping pong table etc.
In the house is a thick folder with documentation about the area and what to do.

The house is located just outside the small village of Sauveboeuf, on the part of a hill called "La Courtinette". It overlooks the valley of the Dordogne. In the village is a small supermarket, where you can buy the daily necessities, incl.fresh bread. It is approx. 10 min. walk downhill.
At 4 km. lies Lalinde. A nice village, beautifully situated on the Dordogne.
There are terraces, restaurants, 1 smaller supermarket, a butcher, several bakers, bookshops, 2 pharmacies, a dentist, doctors (the doctors are now in a new medical centre on the outskirts of the village), 2 banks (here you can use the pin) and much more. At the edge of the village, on the road to Sauveboeuf is a large supermarket (Intermarché). Here you fill up, as everywhere in France, by far the cheapest. You can also use your pin here.
Thursday morning there is a nice market in the village.
Everywhere in the area you will find nice places and villages. Other nice places are Tremolat (water sports centre, div. restaurants and the Michelin star restaurant Le Vieux Logis!), Belves (including restaurant Le Home), Paunat (small but very beautiful village with huge abbey and nice restaurant), Cadouin (same), in short too many to mention.
A bit further upstream and along the river: Beynac (beautiful), La Roque Gageac (boat trips on the river), Sarlat (a bit bigger, but very beautiful and cosy, market on Saturday, terraces, shops etc.). Near Sarlat(approx. 15 km.) are the Cabannes de Breuilh. You can visit caves, castles, beautiful gardens, prehistoric sites, and much more fun.
South of Lalinde you will find Beaumont, Monpazier, Villereal, Monflanquin, all so called bastide villages.

Restaurants, food & wine
About 20 km west of the Dordogne is Bergerac, the centre of the wine region. A nice old town with regular summer festivals, often with food and wines from Bergerac and Monbazillac (delicious, sweet dessert wines). The Pécharmant region is also nearby. In cosy "ferme auberges" you can eat regional dishes for little money.
The Bordeaux wine region is also within driving distance (including St.Emillion).

Activities
Following the river eastwards, we find Limeuil, one of the most beautiful villages in France. This is where the rivers Dordogne and Vézère meet. There is a beach here where you can hire canoes to go down the river. You can also have a drink at the water's edge. At several places you can swim, play tennis, sailboat hire (Mauzac, Trémolat), canoe hire, mountain bike hire (Lalinde), walking (everywhere), golf (Siorac, Mouleydier, Mortemart).

Further remarks
The house is a real old "Perigourdine", and is situated against the hill, on 3 levels. It is located on a tiny road and has a terrain of 1.7 ha. It has a terrain of 1,7 ha, mainly forest and meadows, several terraces, its own little tower (pigionnier). Plenty of shady spots in summer, sunny terraces for spring and autumn idem. There is a teak table with chairs. There is also a large teak "rest" bench.
In 2011 there is a (saltwater) swimming pool realized of 10x4 m.. Around the pool are spacious terraces with lighting. There is an electric sliding roof, to keep the pool as clean as possible and also to meet French safety requirements. There is also a shelter in the form of a traditionally built wooden roof. Underneath is a cosy lounge set. Deck chairs/chairs are located around the pool.
The maintenance of the swimming pool and the garden is in principle taken care of by the owner.
The whole house is provided with heating/cooling by means of heat pumps (air heating and air-conditioning).
Recently the former garage, which was built against the house, has been converted into a studio. This is completely separated from the house. During rental periods, the owner can occasionally stay here, while maintaining privacy for the tenants.

Cleaning costs are € 100,-. However, if the house is handed over perfectly clean, the cleaning costs are waived.

Al enkele jaren achtereen huren wij "La Courtinette"en iedere keer genieten we volop van het prachtige huis, dat in Zuid-Franse stijl is gerenoveerd. De bakker op loopafstand, de supermarkt dichtbij en naar alle kanten de gelegenheid te wandelen, ook de rivier de Dordogne is op loopafstand. Niet afgelegen, toch met het gevoel volledige vrijheid te hebben in de heerlijke tuin met fantastisch uitzicht. Een aanrader!
