EXTERIOR:

Bastide Charlotte is a stunning villa in one of the most stunning locations in Lorgues, along the road to Chateau de Berne. The villa is built on the hill with panoramic views over Lorgues and its vast surroundings. The villa is designed so that you can enjoy the view from all the terraces.

The plot is 6000m2, consisting of several terraces and surrounded by an electric fence. There is a 10m by 5m private heated pool with an "overflow", allowing the water to flow seamlessly into the stunning views. The pool is heated, making it pleasant to book this property in spring and autumn. Next to the pool is an attractive covered pergola with a dining table for 8, and there are plenty of sunbeds around the pool. An outdoor shower and parasol are also available. Upstairs, there is a large covered terrace with an outdoor kitchen, including Plancha, charcoal BBQ/fireplace and a sink. A table tennis table and fitness equipment are also available.

Outdoor living is characterised by numerous different seating areas with comfortable chairs on the various terraces, including a hammock, all with the beautiful views in the background.

There is ample parking in front of the villa, and it is possible to charge electric cars. The property is 1800 metres from the town centre, just 3 minutes away by car. The descent on foot is doable, but the climb up is quite steep. At the end of Chemin de Berne, where the villa is located, is the beautiful Chateau de Berne with 2 restaurants, a spa and a beautiful wine cellar, about 1100 metres from the house.

INTERIOR:

Bastide Charlotte is a beautiful villa with more than 200m2 of living space. The house is recently built and well designed, giving all rooms a view over the valley.

Ground-floor layout:
A spacious living room with a large dining table for 8. A semi-open kitchen with an American fridge/freezer (there is also a small fridge outside on the terrace), dishwasher, 5-burner gas cooker, microwave and oven. Besides the filter coffee machine, there is also a Nespresso, an XL milk frother and a Cooker for tea. The house has floor cooling that can be switched on on demand (at extra cost) and can both heat and cool, keeping the temperature constant. The property has Wi-Fi internet access.

In the living room, there is a comfortable seating area with fireplace and a TV with Chromecast and USB/HDMI connection. A radio and a sound box with Bluetooth are also available. From the living and dining room, large sliding doors lead to the spacious upper terrace.

On level - 1 are three bedrooms, each with sliding doors to the covered pool terrace. All rooms have spacious built-in wardrobes. Each bedroom has a private bathroom, each equipped with a shower, sink and toilet. The bedrooms also have underfloor cooling.

A separate room on this floor houses the washing machine and ironing board.

FLOOR COOLING:
This system slightly lowers the temperature in the house. It works by means of a pipe system in the floor construction and keeps the temperature a few degrees lower than the room temperature in most cases. To prevent condensation on or in the floor, the water temperature in the pipes should not be lower than 18 degrees. This system is indirect and does not have the same effect as air conditioning.
