Rental Contract

Rental contract

Between the undersigned [............], hereafter called the landlord, on the one hand and [............], hereafter called the tenant on the other part, it is agreed that:

Mr [............]  is offering to [............] who agrees, as a seasonal rental, rented accommodation described here below and located at [............] and belonging to Mr [............].

Length of the rental period
This rental is accepted for a period of [............] days starting the [............] from [............] and ending [............] before [............], without any other formalities being exchanged. Only the written agreement of the landlord, in advance, may permit the tenant to stay for a longer period.

Condition of the property
The property is rented with furniture, bedding, kitchen equipment, crockery and glass, all conforming to an inventory drawn up at the same time as a Condition of Property and established and agreed at the beginning of the rental period.
The Condition of the Property and Inventory are to be considered as annexes to the present contract and will be examined again at the expiration of this contract.
The landlord has the right to claim from the tenant on his departure, the costs of cleaning the property which has been rented, this sum being fixed at [............]

Rent
The rent has been agreed and accepted at a price of [............] for the period.

Supplementary costs
Other than the rent agreed as above, a fixed sum fee of [............]  shall be paid at the start of the rental period to cover:

General Terms & Conditions  

The present rental agreement is made under the following normal terms and conditions: 

1- The tenant agrees to occupy the property personally and to use it in responsible way and to take care of it. All equipment is in working order and any dispute of this fact made more than 24 hours after taking occupation of the premises cannot be taken into account. Any repairs necessary due to negligence or mis-use of these items during the rental period will be at the tenant's expense. The tenant also agrees to ensure he does not disturb neighbours or other occupants of the building.

2 - The property is considered as a furnished let and is equipped with kitchen equipment, crockery and cutlery, bedlinen and pillows, in the condition as made clear in the attached description. If necessary, the landlord or his representative have the right to receive from the tenant on departure the cost of cleaning the property, the total replacement cost of any objects, materials or furniture which are broken, cracked, chipped or otherwise damaged and whose usage has exceeded normal use for the duration of the rental period. This includes the cost of cleaning any soiled covers or bedlinen and an indemnity for any damage of any kind to curtains, wallpaper or paintwork, ceilings, floors, carpets, rugs, windows, bedlinen etc.

3 - The tenant will be responible for fire, water damage etc caused by himself unless he has taken out third party insurance . Absence of such insurance, in the event of an incident, will lead to damages being claimed directly to the tenant. The landlord or owner undertakes to insure the property against rental risks.  The tenant must undertake to inform the owner within 24 hours of any damage incurred to the property, its outbuildings or its contents.

4 - The tenant must permit access to the property by the landlord or his representative when this is requested.

Deposit In addition, to guarantee the execution of the present agreed terms and to deal with any damage which could be caused to the rented premises, as well as the different costs and energy consumption agreed above, the tenant will lodge a sum of [............] at the start of the rental period, as a deposit. The landlord, after having inspected the premises at the end of the contract, agrees to return this deposit, after any agreed deductions for damage etc, after a period of [............] days.

Cancellations The two parties agree that in the event of a cancellation by the tenant, the tenant shall remain liable for the following amounts:

Resolution of the contract

In the case of non-payment of the rent and / or other costs (electricity, gas, telephone or any taxes) or in the case of non-respect of any of the clauses of this contract, and after 8 days' notice has produced no satisfaction, the landlord can immediately cancel the contract, without having to resort to any court or tribunal. The landlord assumes full occupation of the premises without having need to complete or meet any further legal formalities and without renouncing title to any rent still due nor to any entitlement to justifiable damages or interest.
