The house
Maison Pradasse is a large detached and cosy house, with a unique setting directly on the banks of the river Lot. The holiday home has a large enclosed garden of 4000m2, completely fenced, amidst forests, no neighbours and located on a quiet dead end road. From the front of the house you have a wonderful view of the swimming pool, the garden and the river. The rural surroundings, the peace and quiet, the view and privacy make this an ideal place to enjoy your holiday. Cosy, luxury and with all mod coms.
Large living room with two areas:
There are two spacious comfortable sitting areas, one in front of fire place with French doors leading to the covered terrace
and the other with a television which has Canal Digital entertainment.
The kitchen area is separate and stylishly and completely furnished with all mod coms.
There are three bedroom all with large beds, good mattresses and cosily furnished with view of garden and river.
Two bedrooms have bathrooms en-suite. The other bedroom have a bathroom opposite of the room.
The bathrooms are stylish and luxurious with shower, washbasin and wc.
The house has a utility room on the ground floor with wetroom, wc and fridge, ideal for fishermen. It is an area for extra storage and you will also find al the fishing equipment that comes with the house.
Garden, Terrace and Swimming pool:
The garden offers total privacy, is completely fenced and located amidst forests. The garden is 95 meters long, borders a riverbank and has a jetty where the boat with outboard motor is moored. There is a covered terrace with a sitting area and a luxury BBQ. The second terrace is adjacent to the heated saltwater swimming pool of 7x3.5. The garden offers the opportunity to enjoy the sun but also has lovely shady spots.

Lot en garonne is located in a transitional area with influences from both the Atlantic Ocean and the Massif Central, The climate is therefore very pleasant, warm and sunny, The holiday home is five minutes away from the village of Casseneuil, where you can buy delicious sandwiches, there are also a number of shops and there is a market every Sunday morning. In the nearby area at around ten minutes away you will find large supermarkets where you can get everything. In many villages in the area there are lively markets, wine-and regional farms.

Restaurants, food & wine
A holiday in this region is a must for anyone who loves good food and drinks, the gastronomy is of a high level. The region has numerous specialties and regional dishes that you can taste in the many restaurants and at lively markets. This is also an excellent wine region and you will find countless wine houses in the area that make very good wines. So you can enjoy delicious food and drink when going out, but you can also buy your own local produce at the many markets and do your own cooking in your holiday home.
Activities
The holiday home is located in the valley directly on the river Lot and is therefore a unique paradise for fishermen, water sports, hikers, cyclists and lovers of silence and privacy.
Fishing:
The river Lot has beautiful water with a very large stock and diversity of fish, something for every fisherman. Beautiful big scale and mirror carps and moreover, night fishing is permitted at this location. Catfish fishing is also a real challenge here with catfishes of more than two meters long. You can fish well by boat or right from the garden. But you can also fish for pike, zander, barbel, trout, chub, perch and so much more. Because there are really large fish in this river, good fishing equipment is not a luxury. If you want more information about fishing, we can give inform you, just ask, we ourselves have been fishing here for 15 years with a lot of fun and some very good catches.
Watersports:
In the area you can take organised boat trips where you can see everything and a guide will give you explanation. Ofcourse you can also use the boat that comes with the house, and go down the river along the wooded banks of the river Lot. There are water sports centres nearby where you can practise all sort of activities such as canoeing, kayaking, paddle surfing etc.
Walking and cycling
The best way to discover the Lot valley is to go into nature, to enjoy the landscapes, orchards, and pretty little villages. Throughout the department there are more than four hundred routes for walkers and cyclists. Routes with different levels, whether you are a fanatic athlete, an enthusiast or something in between there is a nice, suitable route for everyone.
