Le Petit Kockengen

This beautiful holiday home "Le Petit Kockengen" is completely detached, on a hill in a small hamlet of the village of Nanteuil-en-Vallee. It is a short distance from the town of Ruffec.
From the house and garden there are beautiful wide views and vistas. You have plenty of privacy here. The silence is overwhelming.
No traffic/traffic can be heard except for the occasional car that must be in the hamlet or the postman. At night the owls can be heard and during the day the crickets and many birds like the hoopoe, oriole or goldfinch. The surroundings are hilly, where you can cycle well with a little extra effort.

From the house there are numerous footpaths leading through forests, sunflower, corn and grain fields. A small river runs through the valley.
The landscape still has an unspoilt purity, it is very varied, from small-scale arable farming with some cattle breeding here and there. In the past, the whole area has been forest, but over the years farmers have deforested small areas and added arable or pasture land. This has created a coulisse landscape. The earth colours reddish-brown (terracotta) and together with the above, this gives beautiful faces. It is a lovely area for walking because it is so varied. The large Charente river meanders through it and offers opportunities for swimming and canoeing.
3 km away there is a supermarket with daily sales of fresh bread from the baker.

There is a mezzanine/TV room. Bathroom with bath and separate shower, toilet.
Large partly enclosed garden with grass and ornamental trees and shrubs, several terraces and seating areas of no less than 1500 m2 (see photos).
The car can be parked at the house. Dogs are not allowed.
