The house

A tranquil, holiday destination for the whole family - including your pet! Our 400 year old farmhouse sleeps 8 and is dog friendly. It is set within 5.5 acres of landscaped grounds including a 1.5 acre well stocked fishing lake, orchard, sun terrace, games area and pool. All exclusively yours for the duration of your stay.

The Charente is the second sunniest region of France so we have obviously placed plenty of emphasis on the outdoors. This might be a relaxing walk around the lake or exploring and taking in the abundant wildlife. It could be laid back on a lounger, soaking up the sun, or floating on a ring in the pool while you read a book. You can exclusively fish the spring fed lake or if you fancy something a bit more sociable you can sit around the bbq and play any number of outdoor games.

The lake is stocked with a head of carp to almost 60lb and growing. There are also sturgeon, catfish (to almost 100lb), grass carp (to 40lb), koi, tench, pike and roach.

This is a holiday destination for the whole family. The living room comes complete with full Sky tv, so there's plenty of sport and several movie channels available including the football and F1, plus all the usual children's channels including Disney.

Upstairs there is a second tv with an Xbox 360 and plenty of games as well as another dvd player so there should be disagreements regarding what to watch. The kids room also comes with an assortment of games and books.

The gamesroom comes complete with a full size snooker table and dart board while the sun room is equipped with nothing but pleasant views, plenty of light and big window sills or sofas on which to chill and catch up with some reading.

The house is available all year round and comes complete with full central heating as well as a log burner in the main living room.

We have tried to take the best we have seen from our years of holidaying in France so we hope you'll want for nothing. Bedding and towels are included so you can travel lighter and we have a dishwasher plumbed in as well as all the usual mod cons. The kitchen comes complete with kettle, coffee-maker and Tassimo.

The house is located on the border with the Dordogne and Limousin. If you like the outdoors then you are in the heart of some beautiful countryside, the Perigord Limousin National Park is only 300 metres away and the area is crossed by fantastic cycle routes. You are only 10 minutes away from the great lakes of the Upper Charente and their beaches, watersports and restaurants.

If you need a little bit of retail therapy you are only 15-25 minutes away from the picturesque towns of Montbron, Rochechouart and Chabanais but if you need something larger you are only 45 minutes from Angouleme and 50 minutes from Limoges.

Kitchen and dining
The light, bright sun room has a solid oak dining table with seating for 8 people. If you prefer to eat 'al fresco' there is an extensive sun terrace with table, seating and a large brick bbq to ensure evenings can be spent making the most of the summer sun.

There are also 2 picnic tables placed around the grounds, one in the orchard and one by the lake.

The kitchen is fully equipped with everything to make it home from home including a double oven and grill, microwave, coffee-maker and Tassimo. The gite also includes a dishwasher, washing machine, tumble dryer, fridge freezer, a separate drinks fridge, iron, ironing board, clothes airer and hairdryer.

Living rooms
Inside the living room you will find 2 large sofas and a small dining table. Full Sky tv including Sports and Movies is provided along with a dvd player, approximately 150 dvds and a 50" tv. There is also a bookcase full of good reads.

During the winter the log burner can be lit to add a cosy feel to the gite.

The sun room looks out on to the garden and has three large, low double windows keeping the room bright and airy. There are two leather sofas in addition to the 8 seater dining table.

The master bedroom includes a king-sized bed with side tables and a large wardrobe. There are 2 arm chairs providing a reading and relaxation area. The ceiling is vaulted with original exposed beams. The master bedroom is upstairs and is accessed through the children's bedroom.

The second bedroom, situated downstairs, includes a king size bed, side tables and built-in wardrobes. This room is situated at the front of the property.

The third bedroom is furnished for children as it includes a bunk bed, single bed and a single pull out trundle. There is an Xbox 360, tv and dvd player plus a selection of children's games and books.

All bed linen and towels are provided as standard.

There is a bright and airy bathroom with bath, sink, separate shower and toilet. An additional wc is also located within the gite.

The house includes full central heating which is exceptionally warm in winter months. The living room includes a log burning fireplace and there are also oil filled radiators for use if you want to take the edge of a chilly spring or autumn evening.

The gite is furnished to provide guests with all of the comforts of home. Our aim is to ensure you don't want for anything.

We have full Sky tv including Movies and Sports, wi-fii, countless dvds and books. There's a Nintendo Wii and Xbox 360 with games.

The games area has a full size snooker table and darts board. Outside there is the pool plus countless games such as boules, badminton, skittles and a football goal.

Garden and outside
The farmhouse includes exclusive use of the 5 acres of grounds it is set within. These grounds include the lake, pool, a large orchard, woodland and no shortage of lawned areas. The grounds are fenced to the floor all the way around and therefore secure for children to go exploring or dogs to go running around.

The patio area includes a large bbq, patio table for 8 people and 6 sun loungers. We have a large 5 metre above ground pool and extensive grounds of over 3 acres for your exclusive use.

The grounds include an orchard with picnic table, normal lawned areas plus a 1.5 acre well stocked lake. There are numerous ancient trees around the lake making for pretty walks where you can take in the wildlife.

The lake includes a head of carp to almost 40lb and growing plus sturgeon, catfish, pike, tench, grass carp and roach. There is a pretty little island to fish from or just sit and relax on.

Availability of 'Family Fishing In France'

The farmhouse is located near Sauvagnac in the Charente, the second sunniest department in France. It is close to the border with the Dordogne and Limousin.

If you like the outdoors then you are in the heart of some beautiful countryside. The Perigord Limousin National Park is only 300 metres away and the area is crossed by fantastic cycle routes. The local area is not short of attractions. The two large lakes of the Upper Charente (Lac de Lavaud and Lac de Mas Chaban) are the centre piece of the local landscape and they include countless footpaths, artificial beaches with swimming and lifeguards during the summer, kayaking, fishing (especially catfish) and pony trekking. There are a number of bars and restaurants around the lakes serving drinks, snacks and ice creams through to pizzas and some delicious steaks at the Cotes de Beouf.

The Michelin starred Domaine des Etangs is a few minutes drive away in Massignac which is also the location of the nearest and tastiest bakery. Adventure Parc Lacs de Haute Charente with its ropewalks is also in Massignac.

There is a large weekly market at Piegut-Pluviers, regular night markets during the summer and Christmas markets during the winter in towns such as Rochechouart. Nearby Massignac runs a market of local produce once a month and most of the local towns have weekly markets all year round.

Brantome is an attractive town near the northern edge of the Dordogne department, sometimes known as the Venice of the Dordogne - it has a mix of medieval and renaissance architecture to admire. The town is classed as one of 'les Plux Beaux Detours' in France and like so many of the nearby towns it has some great restaurants.

Rochechouart and La Rochefoucauld each have their own impressive castles as well as a little bit of shopping and an assortment of restaurants too. The memorial village of Oradour Sur Glane is nearby. The village gained its importance in French history when it was completely destroyed by the retreating forces of the German SS on the 10th June 1944 and it has been kept as a permanent reminder of the savages of war.

If you are willing to travel a little further afield you can easily visit the historical city of Bordeaux as a day trip. There are wonderful beaches and waves to be found at Royan, some calm and great for smaller children and some surf beaches on the Côté Sauvage, while the beautiful Ile d'Oleron is only a little further.

    Lovely stay despite changeable weather. Great French restaurant Auberge des Lacs at Massignac. Quality food and very reasonable price for Menu de Jour. Probably not suitable for pre teenage children. Another typical French bar/restaurant at Busserolles, again very reasonable prices. Caught 4 carp with 3 largest being 21.5lbs, 28.5lbs and 48lbs. All bottom fished 20mm boilies. Daytime fished only and I am not a carp specialist. If weather is still wet you need wet weather footwear to access the lake. Very pleased with our stay and certainly recommend.

    The house has everything you need. The garden is great and the private lake is amazing. It’s a very dog friendly place since the garden is fenced, and just a little detail of having a card of the vet on the fridge, saved our holidays as our puppy swallowed a fish hook. Within 30 minutes we were at the vet. Thanks to the owners!
    The house and it’s lake is great for fishing but also if you don’t fish. The house is very spacious, very well equipped. Plenty of stuff to do in the surroundings of Sauvagnac.

Restaurants, food & wine

The nearest restaurant is found at Camping de l’etang, Le Lindois. English is spoken and they are rumoured to serve really good steak. Our own favourite is called La Toscane and is found in Montbron. It is advisable to book as it is often full all year round. Montrbon has a selection of other restaurants found opposite the Intermarche supermarket. Restaurant Aux Caprices specialises in gourmet burgers and the other serves steak and more traditional French cuisine.

There are a number of bars and restaurants around the nearby lakes with the greatest number at Guerlie Plage. Here you will find an English bar with cold cider and good fish and chips. On the opposite side of the lake is a café serving drinks, snacks and ice creams alongside pizzas and delicious steaks at the Cotes de Beouf.

The Michelin starred Domaine des Etangs is a few minutes’ drive away in Massignac. This is also the location of the nearest hotel (Auberge) which also serves food although usually a daily set menu.

Rochechouart has a good mix of restaurants to try, with something for everyone. In the opposite direction La Rochefoucauld also has a selection including a steak restaurant called ‘Chez Steph’ which must be booked in advance as it has a superb reputation and is often full.

Camping de la Riviere at Exideuil serve food throughout the summer with a special steak offer on a Friday evening.

La Barriere is located by the railway crossing in Chabanais and in the town square is a pizza shop. A Pizza van can also be found in the Super-U car park at Chabanais in the evening.


The 1.5 acre lake is on-site and exclusively yours for the duration of your stay. It is perfectly sized for a couple of anglers and contains a mix of common and mirror carp to almost 60lb plus a selection of grass carp (to 40lb), catfish (to almost 100lb), sturgeon, koi carp, pike, roach and tench.

The lake consists of a sandy bottom with silt patches in places and the water varies in depth up to just over 2 metres. It can be fished from a small island as well as the dam wall. It's also possible to stalk for fish in the margins at various points. You can fish overnight without a need for any permits.

We take our lake development and the welfare of our fish seriously. In the last year we have drained and netted the lake, removing all the smaller nuisance fish. We have reduced the levels of silt, removed snags and obstacles as well as tending to a number of trees so that fishing the lake is easier than ever. The fish stock has been improved and all have been hand-picked prior to their introduction. We have recently created a new habitat to increase the abundance of natural food and provide cover for the pike to ambush fish. The fish are fed all year round using high quality pellet.

If you are not an angler then the lake is a part of the grounds for you to enjoy and relax. The sun sets over the lake in the evening so you can sit with a cold drink and soak up the last of the sun which the day has to offer. It is possible to walk all the way around the lake and there is a picnic table available so you can sit out and have lunch or dinner if you wish. If nothing else you can just take in the wildlife which includes various birds of prey and several owls, cuckoos, golden oriols and kingfishers to name but a few.
